The Concept Design phase focuses on finalizing the Client’s Design Brief and establish the Interior Design story for the Project. Planning efforts include amenity bubble and adjacency diagrams.

The Design Development phase continues to build on the approved Schematic Design direction, and layers in sketch 3D design ideation and studies for each key area of the project. Upon the approval of the 3D design sketches, this phase also includes the translation of the approved design direction into floor plan and elevation drawing sheets. As well as a preliminary specification schedule for the key areas of the project scope of work.

Throughout this phase, our design team coordinates the approved design direction with the project architect, and other consultants to ensure a fully coordinated documentation of the design. This includes a Construction Documentation set, inclusive of Floor Plans, Elevations, Millwork design drawings, and Interior Details to help represent and describe the interior design intent of the built project components.

During the Construction Administration phase, our project designers provide clarification of interior construction documents, as required. This includes project site visits, punch walks, rfi and/or submittal responses, and shop drawing review to ensure that the project construction team adequately understands the interior design intent across the project.

As an optional component to our amenity design packages, we offer our Unit Design + Specification services. This effort includes the selection and documentation of unit flooring, wall, and cabinet finishes, as well as decorative plumbing and lighting fixtures. Our design team works closely with the project architect to implement the approved unit design into the architect's construction drawing set.

The FF&E Design phase of work typically begins about 12 months prior to project opening to limit pricing and stock changes throughout this phase of work . During this phase our design team works to pull furniture and artwork selections, establishing the projects final FF&E budget and specifications.

Model Unit design is another optional service provided by our team. This effort includes the development of concept imagery, mood and design story representative of the ideal tenants lifestyle. In addition, this effort includes a furniture plan, selection/specification of the Model Unit FF&E, and identification of any painted or wall covered accent walls within the chosen unit.

Design-Art offers the ability to provide Procurement Management Services as an add/alt to the chosen FF&E Design & Specifications services for the project. This includes the purchasing, warehousing, coordination, and installation of all in scope project areas.
